IN THE COMMON PLEAS COURT OF CHAMPAIGN COUNTY, OHIO CIVIL DIVISION LEGAL NOTICE Case No. 2025 CV 00116 CITY OF URBANA. Plaintiff, vs. GUS A. GOLDSMITH, et al., Defendants. Defendants, (1) Louis A. Pomerance; (2) Unknown Heirs, Spouses, Executors, Administrators, Devisees, Successors and Assigns of LOUIS A. POMERANCE; and (3) L.A.P. Financial Services, Inc. c/o Louis A. Pomerance, all of whose residences are unknown, will take notice that on the 9th day of July, 2025, the City of Urbana filed its Complaint in the Common Pleas Court of Champaign County, Ohio, General Division, 200 N Main Street, Urbana, OH 43078, in Case Number 2025 CV 00116, known as The City of Urbana, Plaintiff, -vs- Gus A. Goldsmith, et al., Defendants, against all the above-named defendants, demanding that title in the following described real estate be quieted in favor of Plaintiff, and that all Defendants, including the above-named defendants or anyone claiming by or through them to be forever barred from asserting any interest in the hereinafter described real estate, and for such other and further relief as may be just and proper. The last known address of Defendants is as follows: Unknown. DESCRIPTION OF REAL ESTATE Being situate in the State of Ohio, County of Champaign, City of Urbana, and being a part of Section 24, Town 5, Range 11, B.T.M.R.S., and being more particularly described as follows: Beginning for reference at the intersection of the North line of Twain Avenue (50' right-of-way) and the West line of North Main Street; thence with the North line of said Twain Avenue and the North line thereof projected West, N-85° 55'00"-W, 1744.58' (feet) to an iron bar set at the PRINCIPLE PLACE OF BEGINNING for the tract hereinafter described; thence continuing N-85° 56'00"-W, 18.80' (feet) to an iron bar found at the Southwest corner of an 11.149 acre tract conveyed to Gus Goldsmith & L.A.P. Financial Services, Inc., by Deed recorded in Official Record 287, Page 625 of the Champaign County Records of which the herein described parcel is a part of, said iron bar found also being at the Southeast corner of a 13.404 acre tract conveyed to the City of Urbana by Deed recorded in Deed Volume 216, Page 650 of the Champaign County Deed Records. thence N-9° -44'-56"-E, 234.64' (feet) to an iron bar found at the Northeast corner of the said City of Urbana's 13.404 acre tract, also being at the Southeast corner of a 5.286 acre tract conveyed to the City of Urbana, by Deed recorded in Deed Volume 139, Page 323 of the Champaign County Deed Records and also being at the South corner of a 2.317 acre tract conveyed to the City of Urbana by Deed recorded in Official Record 168, Page 395 of the Champaign County Records; thence N-22°-46'19"-E, 970.47' (feet) to an iron bar set on the North line of Section 24 oat the Northeast corner of said City of Urbana's 2.317 acre tract; thence with the North line of Section , 52.82' (feet) to an iron bar set; thence S-21° -48'19"-W, 1209.42' (feet) to the place of beginning; Containing 1.539 acres, but being subject to the rights of all legal highways and all easements of record. Being a part of the same premised conveyed to Gus Goldsmith & L.A.P. Financial Services, Inc. by Deed recorded in Official Record 287, Page 625 of the Champaign County Records, The herein described tract is to be attached to an adjoining parcel and is not to be used as a separate or independent tract. The foregoing description prepared by and in accordance with a survey by William D. Edwards, Professional Surveyor No. 7574, September 20, 2000. All iron bars set are 5/8" x 30" iron re-bar with a yellow plastic cap stamped "EDWARDS PS 4792 PS 7574." The basis of bearings for the herein described tract is the North line of Twain Avenue per Official Record 250, Page 480 of the Champaign County Records.
